Responsible for overseeing the Maintenance and Property Division, Hotel Services including, catering, cleaning and laundry and Procurement of all goods and services including contract management. Focus on all commercial aspects including expense minimisation, revenue generation and operational efficiencies across the portfolio of 5 aged care facilities and 2 independent living retirement villages.

Engaged to review and redraft all current procurement policies and implement new processes in line with the company’s requirements. Working in conjunction with the in-house Legal Counsel, drafted agreements and reviewed terms and conditions. Experienced in contract management, negotiations and managing all operational requirements of assets. Mandated to recognise savings, consolidate suppliers across the portfolio and establish reporting and contract management systems resulting in efficiencies at asset level to allow for increased customer centric focus by site teams.Projects- Supplier AnalysisConducted portfolio supplier analysis, determining key cost saving sectors and conducted national tenders recognising an initial $600K in savings. Further active 12-month project savings in excess of $1M.- Facilities ManagementDrafted scopes in conjunction with external FM company, completing analysis to outsource all facilities functions at 3 ACT hotels. While this project is still in progress, the aim is to outsource planned preventative maintenance, reactive maintenance and housekeeping across the portfolio based on the outcome of the ACT project.- Guest WifiIdentified multiple sites with antiquated WiFi systems. In conjunction with an external provider have acquired a solution to upgrade hardware and provide internet tail with 24\7 support, ultimately increasing guest satisfaction and streamlining the portfolios WiFi systems and support.- Food and Beverage Supplier and Contract ReviewReviewing and analysing all food and beverage suppliers across the 14 hotels to consolidate the number of suppliers and recognise savings, increasing efficiencies and minimising administration resources.

Working in the Student Accommodation Team, was engaged to grow the student accommodation operational advisory sector within Savills. Responsible for the delivery of student accommodation and Co-Living advisory services to both public and private sector clients. Areas of expertise include development advisory including design input and optimising room mix, pre-opening and business mobilisation and establishment of platforms, existing hard and soft service analysis / review / recommendation / implementation and strategy implementation.Projects:- Griffith UniversityOperational delivery of University Accommodation strategy including the establishment of a centralised Accommodation Hub, procurement of a selection of off campus PBSA accommodation providers and the procurement of an Operator to refurbish and manage remaining on campus accommodation options.- University of SydneyEngagement by the University of Sydney to provide strategic advice and reports supporting the University’s key business objectives which were to develop and implement a Student Accommodation Strategy. Outcomes of the project were used to inform and direct the University on the overall structure of the University’s student accommodation assets and the ability the leverage the portfolio’s value.- Southern Cross UniversityEngagement to prepare and conduct a procurement strategy (EOI and RFDP) to identify viable developers / operators to complete a commercial transaction to build and operate a student accommodation facility on a Southern Cross University Campus resulting in the selection of a preferred partner.- Microspace (Co-Living)Engagement to provide consultancy advice on the establishment of an operating platform.

Managed a portfolio of off campus student housing complexes totalling over 3000 beds. Seconded to the US from Australia to stabilise operating platforms and financial performance.Achievements:• Successfully diversified an 1100 bed facility by splitting business from 100% student accommodation, to a mix of Build to Rent units and university housing.• Secured master lease with universities of 765 beds and 150 beds across 2 sites• Reduced bad debt of $2m and implemented systems to maintain delinquencies to 0-30 days.• Recruited new site teams, including General Managers for the properties as staff had left during the sale process• Facilitated multi million dollar refurbishments• In conjunction with Regional Sales Manager, implemented sales and marketing strategies• Responsible for budgets in excess of $25M including reforecasting and variance reporting
