Responsible for oversight and hands on with operation maintenance team, and cleanliness of over 1 million square feet of Class A buildings. Ensure repairs and property mantenance meet building standards.Maintain and operate building equipment to ensure ultimate performance while improving upon energy management to operate all systems efficiently.Manage operations team time and workload. Monitor work orders to ensure they are completed in a timely manner. Conduct weekly operations team meetings and safety training. Review and approve daily time cards. Order parts as needed for operations team.Monitor, adjust and troubleshoot all building HV/AC systems throughout portfolio using all types of BMS.Build and maintain relationships with tenents in order to effectively provide tenant support. Direct and oversee all building maintenance and operations of a 500,000 square foot, class A office complex spread out over a quarter mile. Direct and maintain an effective operation and general maintenance program using standard operational procedures (SOP) with accurate, up-to-date records. Maintain ethical, professional, and courteous relations with tenants and contractors. Train engineering staff, including but not limited too, building systems, equipment function and purpose, operation and maintenance procedures as appropriate to the property. Supervise and work with vendors/sub-contractors for any space build outs or tenant improvements adhering to all codes, standards and regulations. Perform general repairs and maintenance of commercial buildings including, but not limited to, electrical, plumbing, lighting, HVAC, locksmith and master keying, wall repair and painting needs.
