Mr. Tanaka founded Randolph Street Realty Capital ("RSRC") in September 2009 and has since acquired over $500 million of value add, distressed and development multifamily opportunities. Our core markets are Seattle, Chicago, Minneapolis and Phoenix. RSRC has a demonstrated record of success in delivering high returns to its investors with strategic acquisitions and development of multifamily and mixed-use properties. The company maximizes returns by focusing on growth markets and adding value by increasing revenue with its market expertise and hands-on asset management.We recently completed a 111 unit podium deal in Minneapolis and an acquisition of 185 units of a 240 unit condominium deal In Arlington Heights, IL. Our pipeline includes a 180 unit and a 110 unit opportunity zone development deals in Phoenix and Minneapolis, respectively. Mr Tanaka has over 30 + years of real estate experience managing, financing, acquiring and selling income producing retail and multifamily properties. The majority of his career has been with the Sam Zell organization where he honed his skills of opportunistically buying assets and operating portfolio assets to maximize returns.RSRC limits its investments to markets in which its principals have extensive acquisition, leasing and operational experience, and high trust relationships with general contractors and real estate professionals. These markets extend beyond the locations of RSRC’s current assets. Within these markets, the company seeks under-performing properties located in prime locations which can be repositioned or operated more efficiently. We also pursue stabilized properties in our target markets in less than prime locations, provided the assets produce sufficient current returns and offer a value-add opportunity. For core infill sites we will analyze the risk/return of building new to improve our rate of return compared to acquiring a stabilized property that does not present a value add-proposition. The established industry and brokerage relationships RSRC enjoys often give us the first look at off market deals and also present development and redevelopment opportunities. To mitigate risk and reduce upfront cash requirements, we have partnered up with owners of developable parcels and we continue to evaluate similar opportunities.
