-Chain record title for surface, mineral, subdivisions, rights of way and easements for renewable and subsurface energy projects.-Review and identify tract and unit numbers and interests for calculations spreadsheets and output.-Deed Plot for acreage, mathematical closure and location; and develop plats for client needs.-Examine, review and write arduous land legal descriptions.-Develop relationships and work with clients, abstractors, counties, surveyors, and mineral interest owners regarding surface estates for renewable projects and subsurface estates for natural resources projects.-Heirship and probate research.-Examine Fee, State, BLM and BIA leases.-In-house resource for real estate title transactions.-Train and teach in-house on title chaining, leasing and subsequent circumstances and issues.

-Examine complex purchases and refinances in land, residential and commercial title orders/projects with title chains, title curative, probate, property taxes, judgments, liens and bankruptcy; identifying ownership, burdens and alleviating transactional insurance claims.-Establish transactional premiums and identify high limit/risk estate issues with escrow.-Search, review and map (plot) conveyance instruments and encumbrances (access, leases, easements, rights-of-way, railroads, waterways and financial burdens) to parcel (lot, city survey, metes and bounds) legal descriptions.-Chain recorded mineral and water interests.-Prepare and coordinate proforma commitments for expensive real estate transactions.-Co-assist and develop the real estate new development department by basing and mini-basing both preliminary (unrecorded) and newly developed (recorded) plats.-Ongoing process development coordination and communication with the title plant manager, escrow, clearing, underwriting, counties, surveyors, abstractors, and occasionally clients.-Occasionally train and develop title staff and underwriting in land, real estate, and internal process development.

-Chain record title for mineral, (placer) mining claims, surface, subdivisions, rights-of way, and easements.-Examine oil and gas leases to prepare title opinion analyses, affidavit of productions, and declarations of pooling.-Review State entities’ websites for well held-by-production status’, locations, and well files.-Examine assignments, mortgages, liens, rights-of-way, easements, unrecorded instruments within instruments of record, stray instruments, and unsatisfied leases and agreements.-Review and identify tract and unit numbers and interests for calculations spreadsheets.-Calculate parcel acreage and closure; and interpret or write often arduous metes and bounds legal descriptions with Greenbriar Graphics, LLC’s Net Deed Plotter (Plotter) for client clarity.-Develop plats from plotter, the Bureau of Land Management (BLM)’s General Land Office (GLO), Field Notes, and/or differing governing entities for individual parcels, sections, units, subdivisions, well identification, aerial historic comparison (from the 1940’s to present) using Google EarthPoint, rights-of-ways and easements to include property lines, rivers with their natural change, railroads, roads, alleyways, and highways.-Acquisition title review and confirmation.-Research probate issues and develop mineral, (placer) mining claim, coal ownership and surface abstracts from County, State and BLM records.-Varied experiences with the BLM’s Legacy Rehost System (LR2000), Westlaw, and LexisNexis-Occasional supervisory/instructional roles.-On occasion, review title opinions for grammatical errors, formatting, definition fluency; assist with miscellaneous graphic needs and technologic issues.-Maintained hard drive of previously abstracted files and inactive file library.-Co-assisted in building the Firm’s initial website.

• Performed County title abstracting, chaining, administrative, broker, and graphic mapping roles in Exploration and Production (E&P) and an Acquisitions and Divestments (A&D) projects. • Served as John L. Hunt CPL & Associates’ liaison to the State of Colorado’s Board of Land Commissioners with State Lease issues. • Developed and maintained John L. Hunt, CPL & Associates’ website as an IT Development Manager.
