Overview: Manager, Engineering Operations is responsible for professional, managerial, technical, and administrative functions of the engineering division of ViaWest Group. This position is responsible for staffing and maintaining a diverse group of innovative and talented professionals who provide high quality building systems operational support and maintenance, in support of tenant comfort and facilities operating costs. It is committed to being fully responsive to the needs of building ownership, management team, and tenants who are its customers. It strives to develop a working philosophy where all staff members cooperate fully with all constituents to provide a functional and efficient building operation for its ownership and management team.

• Constructs and refurbishes tenant offices and buildings on time, with proper quality and within budget.• Oversees the inspection, maintenance, and appearance of all grounds and buildings• Purchases all materials needed in construction and maintenance and codes and approves applicable bills.• Bids all construction projects and maintenance contracts, negotiates all contracts, selects, and oversees all sub-contractors.• Assists in floor planning for new offices• Secures building permits and obtains Certificates of Occupancy for all tenant construction or building improvements.• Supervises the Customer Services Representatives and recommends promotions and salary increases.• Responsible for coordinating tenant requests with the CSR’s and ensures that all are handled properly and expeditiously.• Inspects and maintains all mechanical equipment. • Maintains all department files and appropriate documentation.• Recommends appropriate capital expenditures.• Contributes to effective team management on all problems, issues and opportunities.• Performs any additional duties that might be assigned by the Property Manager or any officers of the Company. • LEED and Green Initiative property profile• Supports technical services for the property. • Performs/bids and oversees all capital project for over 1,000,000 square feet of Arizona properties. Completing $3.8 million per year of extensive capital repairs.
