• Responsible for taking each project from inception to final turnover• Direct management of all project contractors and consultants• Development of project scope, schedule, and budget analysis from conceptual phase through project buyout• Monitor work quality and compliance with department standards, brand standards and project specifications• Development of detailed RFPs and bid packages for GCs, AEs, and PAs• Evaluation of construction, procurement, and FF&E bids• Negotiate and award contracts• Submittal and plan review• RFIs• CPM schedule analysis• Lead pre-bid, pre-construction, and weekly progress meetings• Change order development, review, and approval• Review and approval of payment applications• Cash flow forecasting • Project status and budget reporting
