Managing a portfolio of industrial property including ramp-up warehouse and high-tech industrial buildings- Formulate and execute asset management strategies and business plans for the real estate portfolio, including marketing strategies to optimize income and realize the highest value of our assets- Overall positioning of assets as well as the enhancement of cashflow and asset value- Maintain good tenant relationships to ensure high retention rate and assist tenant to expand within the portfolio- Negotiate with tenants for renewals and new leases and preparation of Letter of Offer for renewal and new leases. Liaise with external lawyers for preparation of Lease Agreement- Prepare and manage annual budgets and reports which cover the financial performance of the asset, leasing status, rental collection, and optimizing operating expenditures- Recommending redevelopment opportunities to maximize the value of the asset- Coordinate with Authorities on Head Leases and sub-letting approval- Review Annual Value and file objection to Authorities to lower property tax expenses- Procure bulk electricity for the portfolio and securing electricity contracts to lower electricity expenses for the portfolio- Work closely with Property Manager and external operators to ensure that the asset is properly maintained, managed and compliant with regulations and coordinating with external parties like government authorities- Assist in preparation and maintenance of financial reports and variance analysis, and financial modeling of assets for the portfolio- Project management include working with consultant to prepare tender document, calling for tender, tender interview, award of tender and seeing through project works.

Managing a team responsible for a wide range of portfolio located mainly in the east of Singapore. Achieved above market rentals, occupancy and WALE of the portfolio through reviewing and restructuring leases of key customers and expanding them within the portfolio.- Constantly reviewing and formulating new marketing strategies to maximize revenue generation.- Increased occupancy of the properties from an average of 70% to 95% & above.- Successfully planned and converted 2 single user buildings, with a total GFA of 180K sqft) into multi-tenant building with a 100% occupancy by securing pre-committed leases and achieving an above average rental rate.- Retained the business park and flatted factory anchor tenant (2 of the top 10 tenants in the entire REIT) by forward renewing above market rate. - Developing new business opportunities and contacts via cold calling, event networking, presentations to clients, government agencies & various real estate professionals.- Conduct market research to keep abreast of the industrial real estate market, not limiting to the competitors news and market benchmarks of rentals, occupancy cost.- Work collaboratively with internal departments to maximize value of the properties from identifying potential improvement works to the entire execution and completion of the project. Involved in the planning and execution team to re-position B1 flatted factory space in Kaki Bukit into a modern hi-tech space. Secured a 150K sqft of new leases after the project.

Managing a team of property officers and technicians responsible to manage a portfolio of commercial / industrial buildings and car parks, achieving 20% above target based on gross profit.- Increasing new business and additional profit for the company by securing potential business plan.- Secured 3 car park management contract with Nanyang Academy of Fine Arts Ltd (Jul 2011), Perennial Real Estate (Jan 2011) and Singapore Chinese Orchestra (April 2010).- Awarded the managing agent contract with Resorts World Sentosa to manage Singapore Technologies Building. - Maintained the good working relationship with clients and increases the revenue for the company. Contributed to a 2 years, SGD$3.3mil worth of Facilities Management contract for the flatted factories portfolio from Mapletree Investments Pte Ltd in September 2009. Renewed the 2 years contract in June 2010 increasing the contract value to SGD$3.6mil.
