Oversee the performance of a cross-section of third-party management agents and contracts for multi-state assigned portfolio serving low-income families and seniors; while playing a key role in acquisition of Lennar Affordable Communities by Steadfast Affordable Housing. Responsible for financial performance and cash management of assets including ongoing analysis of market conditions, operational and capital budgeting, guidance for directing agents to maximize revenue, and implementation and monitoring of corrective action when necessary. Active participation in the evaluation of markets to support disposition of assets exiting the initial fifteen-year compliance period, as well as work through the due diligence process for favorable sales. Interface with investment partners to facilitate strong working relationships and syndication activities.

Responsible for the daily operational oversight of an owner managed portfolio of Low Income Housing Tax Credit multifamily communities through out the Pacific Northwest; including all phases of operations from pre-development, lease-up, through stabilization. Supervised all on-site staff, prepared annual operating budgets and equity investor reports, as well as reviewed fiscal status while ensuring the assets maintained program compliance. Developed and implemented business plans to enhance the financial performance of the portfolio. Performed detailed property inspections for ownership, state agencies, and lenders.

Provide technical guidance and support to management agents and site personnel on the administration of the Low Income Housing Tax Credit Program, HOME and Bond programs. Facilitate the successful lease-up of all assets through the calculation of rent and income limits, tracking of set asides and lease-up activity by building. Generate all required reporting to monitoring authorities and financing sources for lease-up and stabilized assets. Perform periodic site file audits and physical inspections. Represent ownership at tax compliance audits. Maintain property information and resident information databases.

Managed conventional as well as historic multi-family communities. Increase occupancy through resident retention and marketing efforts. Facilitate rehab of historical apartments to restore to the original time period. Controlled expenses through knowledge of maintenance to positively impact the profit and loss variance statement. Protect owner's assets through capital project asset preservation including correcting life/safety issues and improving product curb appeal and overall unit condition.
