Hired as Facilities Maintenance HVAC Specialist, duties include design, ordering, erecting of special projects and equipment requests, along with all building required systems testing and certifications. 2021 I was charged with Office Administrator duties such as ordering all office and kitchen supplies, shipping and receiving, scheduling and ordering weekly business lunch meetings, Team building and Fun Committee Event planning activities.2022 I was charged with Facilities Management duties which included supervising cleaning crews, hiring contractors for special projects. Lease contract negotiations with property management and additional lease space buildout project planning.

Efficiently operated plant using BMS to control Steam stations, Heat exchangers, Chillers, Pumps, Air Handlers & Cooling Towers to achieve desired comfort temperatures in five office towers ranging from 500K sq.ft. to 1.2M sq.ft. utilized Mach Energy management for cost savings. Perform water testing/treatment on all hot & cold, open & closed loops, adjust chemical levels as needed. Conduct annual Cooling Tower cleaning and seasonal shut down. Implemented building wide Fan box recommissioning project, systematically evaluate operational deficiencies, create spread sheets, order all parts & execute all repairs. Reprogrammed all DDC controllers to achieve 40% increase in efficiencies.

Provided engineering support for multiple critical business environments for Seaport World Trade Center and all tenant companies within complex. Operated plant and building systems efficiently via BMS. Organized and conducted weekly, quarterly and annual fire alarm testing, sprinkler flow testing and fire pump flow testing. Maintained weekly generator load testing utilizing ATS, Fire pump operation, upload/download weekly Emon/Demon electrical meter readings. Perform all assigned preventative and remedial maintenance on building mechanical and electrical systems to ensure critical power, heating, cooling and domestic water requirements with no adverse business impact.

Monitored all building systems including oil/gas fired boilers, chiller, pumps, air handlers, roof top units, walk-in refrigerator/freezer, oxygen delivery system, fire alarm system for this five building 725 bed nursing and research facility.
