• Managed Home Equity Quality Assurance -- Underwriting exam group and Standard Mortgage underwriting error review process. • Led QA testing of Home Equity – current underwriting, early payment default underwriting, and first pay default underwriting. Provided HE reporting of exam results to senior management, trend analysis, and action plan recommendations for underwriting issues of severity needing immediate attention. • Developed and recommended complete underwriting process change: - Researched, developed, and presented underwriting change to Senior Management. - Underwriting change from pre-approval, assembly line, no ownership, Processor approval method to Mortgage model with underwriting ownership of all facets of UW origination. • Completed mortgage underwriting error analysis -- provided error analysis for all mortgage origination underwriting groups (4), worked with Mortgage Credit Administration on issues seen in testing. • Provided a weekly update of issues and errors to Mortgage underwriting management.

Home Equity Lending – Credit Administration • Evaluated and reviewed Brokered & Correspondent originations. • Completed an underwriting policy, procedures review – retooled to include, income verification, appraisal valuation process, and work flow of underwriting process.• Integrated external vendor assistance in underwriting / collateral process. Worked with site and vendor on training of underwriters. 65 Underwriters trained• Recommended, implemented, and oversaw income verifications process in the Branch UW site. Increased overall quality grade of booked loans by 400 basis points.

Home Equity Originations Site Manager, Vice President • JPMC Branch network equity origination / underwriting / fulfillment operations. Maximum staff 628, origination volume annually $9 to $12 billion. • Led the Underwriting development: - Sales -- Loan By Phone via customer care / needs assessment / recommendations - Branch personal banker / Underwriting relationship management - Processer / Closer “back end underwriting” education and delivery - All efforts led to the group being the largest, quickest, and most comprehensive UW and Fulfillment center of the four (4) operating within JPMC. - These efforts also sustained this loan center through the housing and economic down turn and, as of 2009 all other Loan Centers consolidated into this site.• Led site consolidation – Houston, TX site to Milwaukee, WI in 2005: - Led the underwriting compliance education and training – 120 Underwriters / Processors hired, trained, and obtained lending authority. - Developed Branch banker / sales force care / direction – regional branch focus, destination for retail branch visits, customer / internal satisfaction scores consistently exceeded benchmarks. - In conjunction with HR, led the staffing recruitment / training process for the new hires. Closed out the Houston site on time and without issue.• Development, implementation, and management of the Houston Underwriting site opening in 1997: - Completed hiring and training – in the first 5 months of 1997, 140 UW / Loan By Phone lenders were hired and integrated into the telephone sales / underwriting environment. - Developed Credit Policy and procedures for UW, product knowledge / sales, and the applicant interview / application process. 14 sections of policy and procedures developed, instructor led training, monthly testing on knowledge. - Sales and Underwriting – expansion from Telephone sales to Branch and Internet sales. 5 states covered.

Marketing and Sales Administration. Developed and implemented indirect auto / retail branch cross sale programs. Developed and implemented sales lead program in the retail branches (31 branches). Led retail branch "Seniors" relationship development program.
