- Expanded the new development pipeline through financial feasibility modelling analysis, site planning analysis and market analysis. Total volume analyzed 10 mixed use projects with an average cost of USD20 million each. - Researched the main competitors for mixed use projects (price, amenities, locations, down payments, etc.) to implement the correct pricing strategies, in order to accomplish the main KPI´s of the projects.- Completed investment packages with financial analysis, market data, and architectural information, in order to obtain private funds for pre-construction and construction phases- Created and prepared all the required information to obtain bank funds, for the construction of 10 mixed use and residential projects. Total funds obtained: 60 million USD aprox. - Created detailed discounted cash flow models for multifamily projects for rent.- Managed and supervised the accounting team, as well as the monthly reconciliation of cashflow, the review of financial statements and the making and control of the monthly budget of the office. - Created the controls for the comission payments of the sales executives, as well as the coordination of the mortgages credit releases for the final clients.Additional achievements- Implemented the accounting software (Quickbooks) of the office, to keep track of all the expenses of the projects, to successfully accomplish the main budget, as well as to keep track of the down payments of the clients. - Developed a “sales quotation model” using macros in Excel for the use of the sales executives. This model successfully calculates financial discounts, legal fees, all of the taxes, and projected financial payments. It also controls the inventory of all the apartments, offices and commercial spaces. - Performed work-flow and cost analysis of sales department, implemented sales growth techniques and analytical reporting.

- Performed quantitative and qualitative market analysis for residential, commercial and office use, as well as the analysis of the target clients based on their income.- Analyzed and performed a financial feasibility model using “Monte Carlo method”, in order to choose the land and determine market opportunities.

- Performed Human Resources tasks, such as: semestral evaluations to calculate increase on salaries, hiring and firing employee process, control and preparation of employee files and monthly presentation of the performance report of the employees to the board of directors.
