Oversee the activities of the Housing Department's one on one counseling, education workshops and outreach efforts for homeownership, foreclosure prevention and Rental/Homelessness programs. Revises program procedures and educational workshop information that increased the effectiveness of the information presented to clients.Plan, coordinate and participate in Outreach Events with existing/new partnerships developed within the lending community and Company Annual Events. Assisted active duty and retired military service personnel to determine qualification for the Serviceman Civil Relief Act. Networked and attended national events with government agencies, nonprofit organizations (Neighborhood Housing Services, HOPE NOW, NACA, and Urban League) and Chase Exclusive outreach programs to assist borrowers with foreclosure prevention. Conducted over 526 face to face meetings with borrowers in default or at high risk for delinquency. Evaluated their financial ability, intent, willingness, reason/risk for default to apply the appropriate retention or liquidation solutions. Provided program approval or declination status.

Evaluated application and determined solutions based on the financial information provided by the borrower, credit report, property value, borrower’s hardship per investor guidelines for Fannie Mae, Freddie Mac, Private Investor, FHA, USDA and VA Loss Mitigation options. Negotiated with attorney firms and other third parties that had an interest in subject properties via voluntary and involuntary liens; facilitated solutions that represent the interests of LoanCare and its investors. Examined/approved >67 short sale offers including sales terms, buyer and seller concessions from March 2011 to May 2011.
