1) Responsible for giving the customer an experience that exceeds their expectation. 2) Expedite prestart cycle time. 3) Maintain the integrity and timeliness of construction documents throughout the job. 4) Create the Job Budget and maintain the profitability of the job. Activities 1) Edit the Prestart Schedule for each job and Set it. 2) For local customers, call promptly after their Building Agreement is signed to set up a Customer Transition Meeting with the Sales Consultant and the customer. Follow up with a letter confirming your appointment, include directions to the meeting location. This meeting is the hand-off from the Sales Consultant to the Project Manager. At the meeting, a copy of the executed contract and the Prestart Schedule is provided to the customer and reviewed. For out of town customers, mail a letter of introduction with a copy of the Prestart Schedule and the executed contract. Explain that the schedule will be reviewed during a follow up phone meeting. 3) Complete and update the activities on the Prestart Schedule daily. 4) Prepare for, coordinate and attend the Customer Plan Review meeting. Assure that it is professionally completed. Incomplete communication and half solutions cause repeat meetings. Enter proposed Options. 5) Prepare for, coordinate and attend the Color Session. Assure that all changes and upgrades are priced during the Session. Enter proposed options. 6) Complete Soft Option pricing for customers. Pricing turnaround should be back to customers in 2 weeks. 7) Change status on Job Selections screen to 'ACTive' prior to sending Customer Plan Review drawings to Design. 8) Confirm Lot Closing as stated in contract, for PRE and PK2. 9) Prepare all paperwork for permit submission and obtain the permit. 10) Coordinate Pre-Construction Meeting between customers and construction managers.11) Manage all aspect of the project after the sale is complete until house closes and delivery of keys.
