- filling out and submitting utility applications for all development projects (PGW, PWD, PECO)- coordinating PECO, PGW, PWD for all our development projects- responsible for verizon and comcast accounts (including legal disputes)- all building, zoning, mechanical, street closure, sidewalk closure, dumpster, use and make safe permits- coordinating with architects for initial submission or revisions- submitting refusals to building permits- attending Building Board of Standard hearings for appeals- clearing all violations on all properties purchased- all L&I correspondence relating to violations or responses to L&I questions- Filing- Housing Inspection Licenses- Refuse Fees biannually for each property- Move in packages for home buyers- All tax abatement paperwork and follow up- assisting contractors with their insurance companies for liability insurance- collecting CAM from commercial tenants- dealing with all OPA discrepancies- rent collections, rent roll reports, occupancy reports- screening applications- writing leases- coordinating with CDC for street cleaning and attending meetings- plan/decorate for events- research violations/zoning archives before/after we purchase a building- coordinating contractors as needed for anything (painting, HVAC contractors, sales contingencies, etc)
