In this role, my responsibilities included the development and sale of Richwood, a 400-acre mixed-use project owned by Madison Marquette. While in this position, I handled property management, entitlements, reporting, leasing, and marketing. A few of my accomplishments in this position include:► I saved $2M in our project budget by securing the tolling of environmental remediation requirements related to historic pesticide use through the deed restriction process.► I spearheaded all aspects of an expedited due diligence review of a laboratory office building as part of a 1031 exchange uncovering deficiencies in a physical plant.► I revived and maintained Pennsylvania and New Jersey licensed real estate brokerage companies as the Broker of Record.

Middletown, Delaware

I was hand-selected to direct all aspects of multiple construction projects, including a large, multi-phase, and complex real estate development; related infrastructure projects (signage, roads, stormwater, power); mixed-use building; and houses. While in this role, I boosted the quality of residential construction by building and leading the Builders Guild organization. I furthermore capitalized on co-branding opportunities by cultivating strategic partnerships with multiple global building material providers, such as Anderson Windows and James Hardie Building Products. I supervised eight employees in this role. A couple of my other successes in this position include:► I seamlessly quarterbacked the development of a new urban, mixed-use community on 2K acres along the Chesapeake & Delaware Canal.► I successfully managed a $15M marketing and land development budget.

Devon, Pa

In this position, I orchestrated and enhanced operations, sales, and the go-to-market strategy for this early manufacturer of linear LED. While in this role, I headed one of the largest LED lighting retrofit projects in the State of Delaware’s history. As part of this process, I secured a $50K government incentive (maximum) as part of a $100K retrofit project for Energize Delaware.

Radnor, Pa

I led this commercial real estate consulting firm handling property development, acquisitions, and consolidations. I managed every aspect of the business, including accounting, business development, and legal matters. A few of my accomplishments included:► I produced $5M in savings while supervising a major cost reduction project for the University of Oklahoma by performing a line-item review of spending.► I advised a multinational manufacturing/distribution company on the acquisition of a $25M Mexican retail/manufacturing business, including the disposition of 23 showrooms and 400K-square-foot facilities. ► I uncovered $2M in potential savings by efficiently executing strategies such as sale leasebacks.

In this position, I managed a development portfolio totaling more than 1.7M square feet, which included overseeing financial modeling and tenant relations. I also obtained all of the necessary entitlements for constructing a 100K-square-foot addition to a research campus in Radnor, Pennsylvania. A couple of my other successes in this position include:► I negotiated successful lease amendment with Children’s Hospital Boston for 50K-square-foot expansion of premises at Center for Life Science Boston (CLSB), a LEED Gold research facility; guaranteed reliable, robust, and redundant systems by including integration of base building utility performance specifications in negotiations.► I directed the seamless development and construction of three buildings totaling more than 360K square feet for Regeneron Pharmaceuticals.

Wilmington, De & West Chester, Pa

Responsible for identifying development opportunities and managing development projects throughout Delaware Valley and marketing and selling EDiS services in southeastern Pennsylvania. A couple of my successes included:► I created public/private partnership for redevelopment of 225 acre former state psychiatric hospital located near West Chester, PA. Negotiated agreement with Pennsylvania Department of General Services and West Bradford Township to facilitate transfer of hospital ownership from state to township, and market site for sale or lease third party developers. ► I managed development of Kennett Common, an initiative to revitalize Kennett Square in Chester County, PA. Fostered exceptional relationships with elected officials, Borough staff and property owners resulting in redevelopment of several parcels.

Blue Bell, Pa

I represented real estate developers and Fortune 100 companies in various complex real estate and environmental matters.►Obtained municipal entitlements and outside agency permits for construction of 250,000 sq.ft. corporate headquarters.• Successfully represented national home builders in land development proceedings, despite significant opposition.► I managed team of consultants, including civil and traffic engineers, land planners and environmental experts in year-long conditional use hearing in connection with proposed mixed use project.
