An eight-story office building with 143,000 rentable sq. ft. and a four-level subterranean garage -Oversaw all aspects of management including operations, staff supervision, tenant improvements, capital projects, maintenance and repairs-Supervised and negotiated agreements for all contracted services including construction -Produced financial reports including budgets, variance analysis and monthly operating reports -Coordinated and oversaw a year long project of structural and cosmetic repairs for property owner and tenants after the magnitude 6.7 Northridge earthquake while the building was fully occupied-Developed comprehensive tenant relations program for tenants’ employees who were temporarily displaced or inconvenienced by earthquake repairs preventing any tenant complaints or requests for rent credits related to the work

An 89,000 sq. ft. bank owned office building. -Sorted out and resolved issues with handwritten lease amendments made by previous management of the property-Organized building files, initiated maintenance contracts and cleaned up the property, which was then sold to an investor

An 84,600 sq. ft. office building. -Served as transitional manager until building was sold

Two high-rise office buildings totaling 240,000 sq. ft. -These buildings had been neglected prior to and during a foreclosure, resulting in disgruntled and contentious tenants. I began working at the buildings just after the bank acquired the properties-Assisted in major $2.7 million renovation work which included sprinkler retrofitting, limited asbestos abatement, elevator modernization, replacement of all windows, exterior modernization, lobby remodeling, security system installation, mechanical upgrades and remodeling of all restrooms to meet handicap codes -Prepared detailed monthly operation and variance reports and assisted with budget preparation -Implemented security procedures-Negotiated vendor service agreements and oversaw all contract services-Performed routine property inspections
