Bayer Properties is a retail, office and residential developer in Birmingham Alabama. I joined the company to develop The Summit, a 110-acre mixed-use development of apartments, retail, hotel and offices. My responsibilities included the master planning, design and construction of the project, which involved moving over three million yards of material, the construction of a parkway, and infrastructure for the entire development. The first phase, Retail Center I, opened October 22, 1997, which contained 500,000 SF with Bruno's Grocery, Parisians Department Store, Barnes and Noble, Carmike Cinema and forty-five high-end specialty retail shops. The project has done exceptionally well and has achieved national notoriety. Many of the stores, such as Johnny Rockets and Carmike, have had record company sales. Phase II and III are anchored by Saks, and Pottery Barn. In order to accomplish Phase I, five different general contractors were selected to build the major stores, each contractor was a specialist with a proven track record of building their particular store repeatedly. All stores were opened on time and within budget.While at Bayer I also designed and constructed the Crescent, a 150,000 SF Class A office building in midtown Birmingham; designed and budgeted a 90 unit condominium project in midtown Birmingham; designed a forty acre power center site, graded and installed infrastructure and built a 150,000 SF Target Department Store, designed a specialty center at the University of Alabama; designed the renovation of the eight story Pizitz Department Store in downtown Birmingham for a single use office building.

In the first three years I analyzed more than fifteen properties throughout the Northeast to determine their potential for development. My analysis included zoning review, site planning and developing a complete budget on each property. Three of the sites were selected for development as shopping centers and were completed under my supervision - Melville Plazas I, II, & III; Replaced the Senior VP of Construction, directing the department for two years. My responsibilities included the construction of all mall stores and strip center stores in the United States and Puerto Rico. The stores include Linens' n Things, Thom McAn, This End UP, Foot Action, Kay Bee Toys and Toy Works. In this position I successfully managed a staff of eight project managers completing 150 small stores and 29 large boxes.Melville discontinued operations in July of 1996 and I was given the responsibility, as a consultant, of closing the construction department and insuring that all projects were completed .
