-Buyer or Seller Representation of residential listing and sales.-Free Market Analysis.

-Preparing business requirements documents, system requirement, systems designs and test plans related to current ESS and SHARES systems.-Working closely with shareholders, other business analyst and IT department to understand requirements and specifications for new applications within the current ESS and SHARES systems. -Focus closely on the ESS Redesign by taking the lead on projects as assigned, including SRA documentation, test plan creation, and final sign-off to production; assist other team members as needed on other ESS redesign projects.-Participate in the audit, prepare schedules and documentation as required-Assist in special projects as assigned.

-Responsible for reconciling all shareholder payments processed in ESS and creating payment instructions for payments from/to shareholders.-Manage the 8283 process at year-end.-Process shareholder redemptions and ensure the accuracy of the journal entries and payment instructions; work with Corp Accounting to reconcile the cash clearing account used for recording redemption transactions to the g/l.-Responsible for the accurate reporting of 1099’s to shareholders and IRS. Reconcile 1099 data for reporting on SHARES in October (draft) and January (final).-Research and resolve complex account reconciliations.

-Prepare all control files, documentation and letters necessary for completion of Shareholder payments in an accurate and timely manner, and see that it is moved to both production in Ess and SHARES.--Calculate and Process all shareholder redemptions and communicate funds wired to the Shareholders.-Calculate, analyze, prepare month end Balance sheet reconciliations and monthly financial statements.-Prepare all Debenture, VRP and Prom note Roll forwards for use within Fidelity Investments. -Manage the process of getting 8283’s distributed to Shareholders who had Noncash Charitable Contributions throughout the calendar year.-Manage, develop, implement, test, and bring to conclusion Automating the Debenture and VRP control file within ESS to help with Semi Annual payments to Shareholders
