CurrentFACILITIES MGMT: Senior liaison with Landlords/Property Management. Annual budget development and itemized expense monitoring (incl. Capital Expenditure planning and schedule), provision of safe, welcoming, efficient, modern, and code compliant physical facilities. REAL ESTATE MANAGEMENT: Market analyses for ROMs for BD, contract vehicles, and/or new administrative facility acquisitions. Review, negotiate, monitor, and maintain all Tenant Leases, incl., LOI/Lease/Amendment draft, review, edit; rate negotiation; TI negotiation, use, application, and reimbursement; OE/CAM analysis/approval; service negotiation/activation/termination, such as utilities, security, janitorial, refuse, parking, space planning, maintenance, etc. Coordination of all activities related to opening, closing, relocating, expanding, and re-configuring facilities. CONSTRUCTION MGMT: Oversight, from concept through functional operation, incl., preliminary design, construction drawing review/approval, RFPs, RFI response, contract review/negotiations, schedule management and oversight, contract compliance, punch review/completion.SUPERVISION: Manage and supervise a property management team, comprising Office Manager(s), Facilities Admin(s), Receptionist(s), and Engineer(s). Supervise fiduciary management of accounting process and performance for facilities related overhead and expense. VENDOR MANAGEMENT: Management and oversight of corporate facility related service contracts and PO’s, from data analysis and formulation of RFPs/SOWs through vendor selection, contract management, COIs, and invoice review/approval. ACCOUNT OVERSIGHT & ADMINISTRATION: Direct supervisor for all Corporate FedEx services, incl. Express, Ground and Freight, with oversight of invoice processing for all organizational divisions, annual negotiation of corporate discounts. Oversight and administration of corporate procurement accounts, ensuring tax-exempt compliance if/where applicable.
