Responsible for a suite of schemes, predominantly s106, from working up the appraisal to agreeing Heads of Terms, negotiating contracts and coordinating internal sign-off (incl. writing board reports), execution of contract (and TP1 at Golden Brick stage/at PC on turnkey schemes) and legal completion (incl. transfer of funds). Once on site, I attend monthly site meetings on all projects to monitor progress and action queries from internal teams e.g. Sales/Lettings/Service Charge/Finance. I cashflow all my schemes regularly incl. predicted spend throughout their lifespan and forecast unit handover dates. I deal on a daily basis with contacts at a range of land agents and developers (SMEs and national PLCs), as well as working closely with relevant external consultants e.g. lawyers, Employer's Agents, valuers, planning consultants and ecologists/aboriculturalists. A key role in delivery of new housing stock to the GreenSquare, working alongside Project/Development Managers. I work up 3-5 financial appraisals every week for prospective new section 106 sites (incl. assessing these against our criteria and programme requirements), manage the 12 months defects inspections process (incl. contacting tenants and liaising with the developer and our Employer's Agent(s)), and am coordinating the upcoming refurb of a regen site in a local town (successfully obtained planning in early 2020). I also negotiate contracts on s106 sites when our offer is accepted and run s106 sites once in contract. I work closely with colleagues across the business to answer queries and resolve issues.

A support role within the Development team at a housing association operating across three counties in SW England, some of my key tasks including coordinating a bid on two extra care sites in Oxfordshire, involving working across several internal departments incl. supported housing and finance. I was also tasked with reviewing the new CHIC framework for legal services to allow the department to make an informed decision on which firms to work with, as well as working on improving internal processes e.g. around data gathering and creating new approval sign-off forms for key stages of the development scheme process, as well as improving existing forms. I also assisted with the defects and 12 months defects inspections on new builds. Towards the end of the year, I began using a financial appraisal tool to work up viability appraisals on new s106 opportunities and writing board reports to get schemes signed off by execs.

Toulouse, France

I spent six weeks in a residence for young people, working as the sole receptionist for this time. The role involved answering the phone, helping residents, doing FR-EN translations, photocopying, taking rent payments, introducing new residents to the residence and welcoming pilgrims. This was all carried out in French.

Reims Area, France

I worked at reception in a youth hostel in Reims, France, for three months in the summer. 90% of work was carried out in French and included answering the phone, responding to emails, interacting with French staff and greeting and advising guests. Mostly secretarial and administrative role, demanded an advanced level of functional French.

I spent two summer working as a camp counsellor and ropes specialist at a summer camp in Pennsylvania, where I lived in bunk with a group of campers and counsellors and worked at the climbing wall during the day. This role involved acting as a role model for the campers and being responsible for their safety and well-being throughout their time at camp, as well as ensuring the campers had a good time.
