The responsibilities included:• Service charges and Estates operational budget preparation along with business complying STRATA and RICS model.• Negotiations with contractors for various services.• Ensuring financial calendar of Estates for reporting is met for Aldar consolidation & stand-alone reporting to Director-Estates including variance analysis thus giving brief insight of variances.• Ensuring preparation of financial reporting in compliance with Group policies and procedures.• Helping Estate management in drafting various policies and procedures for internal controls.• Controlling budget along with stake holders.• Providing full accounting support to leasing team thereby recording deposits, rent, management fee for third parties and Aldar owned unit leases within Oracle system via defining templates.• Managing and controlling all reconciliation including Intercompany on monthly basis. • Dealing with internal and external auditors and ensuring the audit is done within set deadlines.• Manage and supervise team of 10 people and mentor them to perform by sharing knowledge of controls, policies and system.• Define user training on various courses on offer and plan work rotation.
