• Responsible for low income housing tax credit (LIHTC) acquisitions and equity placement for several states in the southeastern region of the US• Conduct initial deal analysis and underwriting with modeling and finance team, work with admin staff to create executive summaries, collaborate with investor relations to target deal placement into a syndicated proprietary or economic fund• Create strategic partnerships with affordable housing developers by structuring and negotiating detailed LOIs in preparation for an LPA• Attend national and state conferences to stay up to date with industry standards and meet new and existing developer relationships

• Actively monitor and analyze the financial performance of 65 low income housing tax credit (LIHTC) properties ranging from new construction to rehabilitation with nearly $1B in debt and equity financing • Manage the expectations of General Partner's, Investors, Management Agents, Accountants while continually mitigating risks • Process requests for equity releases, including analyzing financial reports of project stabilization (Rental Achievement)• Approve annual operating budgets, capital expenditures, release of reserve funds, audited financial statements, and tax returns• Regularly interact with equity investors, general partners, management agents, state tax credit agencies, consultants, and partnership accountants for information regarding the property operations, financial reporting, and other legal agreements• Conduct high level review of proposed transactions such as debt refinancing and restructuring, management agent and auditor changes, litigation, amendments to legal agreements, energy savings programs, and unpaid deferred development fee• Create quarterly investor reports; noting “Watch List” properties that require a plan of action to overcome issues and cure defaults• Evaluate monthly disbursement requests for construction loan draws for issues with title, sources & uses, and tax credit adjusters• Meet with Construction department to review schedules, draws, site visits and relate any/all concerns to the appropriate party• Conduct annual property inspections and make recommendations of physical conditions, policies, and procedures• Analyze and evaluate if all insurance coverage for all properties are current and compliant.

• Conducted financial analysis on LIHTC transactions by creating complex financial models involving multiple sources of equity and debt, projected cash flow, IRR analysis, equity pay-ins, waterfalls, adjustors, debt structuring, residual analysis & sensitivities• Underwrote the feasibility of over 100 deals each valued between $10M and $100M and managed 15 funds with over $1B in equity with an intent of tracking the financial performance of each of the 150 nationwide properties that comprise these funds • Reviewed and analyzed LOI’s, LPA’s, audits, tax returns, and loan documents and coordinated with originators, closers, developers, asset managers, and executives to ensure all financials are correctly represented in the models and legal documents
