Property Manager
• Proven to act responsibly with little, or no, supervision in the areas of all phases of operation of the 100 unit property, including, but not limited to, the general day to day operations, to direct and control all personnel, and oversee that the property is maintained at all times in good physical condition with at stabilized fiscal operation. • Train and be responsible for work performed by all staff members, Hire and terminate employees in accordance with the company’s policy, perform written evaluations of employees and make recommendations for salary increases and or advancement. • Collect rents and handle delinquent accounts, make bank deposits daily, prepare, process, and sign all leases and related forms. Also required to purchase office supplies, oversee outside contractors working on the property, handle all details of move-ins and move-outs, giving special attention to apartment inspection check in and check outs. • Ensure that all residents are provided with a clean, safe, well maintained community, work with residents and resident organizations, report accidents and emergency situations and immediately prepare the proper reports. Ensure that all maintenance requests are handled on an immediate on call basis; continually inspect property and improvements, recording deficiencies and taking the necessary actions, within budgetary allocations.
Relationship Manager
• Responsible for oversight of assigned portfolio of 30 properties (1567 units) and on-site annual Management & Occupancy Reviews (MOR’s) pursuant to the Annual Contributions Contract (ACC) in an assigned geographic area, document findings, and conduct follow-up as needed. • Served as a primary point of contact for owners, management agents, and residents. Required to verify and authorize payment on valid Section 8 Special Claims for unpaid rent, damages and vacancy losses. • Preparation and submission of appropriate correspondence, notices, and letters to the respective owner/agents and HUD officials. Develops and maintains positive working relationships and conducts training seminars with Owners and Managers of properties covered under the HAP contract.
