Responsible for managing field construction on multiple projects to ensure they are completed on time and within allotted budget. Maintain and purchase material for company’s portfolio of multi-family and commercial properties, including landscape and unit restoration or update. Provide and supervise construction methods, cost analysis and safety procedures. * Prepare budget forecasting and cost control during all phases of construction.* Coordinate on-site manpower and materials for construction, landscape and snow removal.* Responsible for contract negotiation, implementation and dispute resolution.* Monitor and implement overall productivity, contractor schedules and site logistics. * Develop and maintain positive client relationship and partner with sales staff to insure client satisfaction. * Approve and monitor invoice payments and process. * Facilitated annual landscape management for company portfolio.

Purpose: Provide leadership and support for the onsite construction team as well as the in office support personnel to achieve an on time and on budget project, which will result in satisfied clients, as well as a satisfied construction team. Supervisors: President / Director of Operations Responsibilities:• Complete responsibility for assigned projects including budget, schedule and owner satisfaction.• Responsible for project buyout including review of sub bids, writing complete and detailed subcontract scopes, and verification of subcontractor abilities to perform on the project. • Responsible for project scheduling, including development with the Operations Director and Superintendent and entry of the initial schedule into the computer, and weekly updates and monitoring of the schedule.• Review and update schedule to development team and property management on a continual basis.• Responsible for the preparation (pencil copy) of the monthly pay-aps and review with the owner and/or lending institution.• Responsible for the project budget including monthly forecast of costs to complete and review and signoff of all costs to date. • Responsible for owner satisfaction of the assigned projects.
