Project Manager
CurrentOversees the supervision, planning, coordination, scheduling, implementation, and management of residential and commercial development projects. Handles all aspects of the project to ensure successful implementation, both timely and on budget. Assists in negotiating development agreements and leases. Creates and executes project work plans to meet changing needs and requirements. Identifies resources needed and assigns individual responsibilities to team members. Appropriately evaluates financial models to determine the financial feasibility of projects. Performs financial analysis and evaluates and analyzes plans to minimize exposure and risk on projects, while maximizing project profitability through effective management. Ensures projects follow program guidelines, respective schedules, and scope, and manages the project throughout the entire process, serves point of contact between DHA and various partners on the projects, including the City, County, development partners, impacted residents, community stakeholders, consultants, inspectors, financial lenders, and investors. Exercises fiduciary responsibility for the accurate tracking and reporting of expenses and activities for each project, due diligence collection and submission, and reporting to leadership on project status. Assists with the Rental Assistance Demonstration program (RAD) and regulations and procedures related to a variety of affordable housing financing programs, i.e., LIHTC, FHA, HUD, TIF, FHLB, as well as other programs, Federal and State procurement laws, as well as building methods and procedures, including familiarity with labor and material costs, Section 3, and Davis Bacon prevailing wage regulations.
