Senior Financial Analyst
Current• Perform all accounting activities for six limited partnerships including four residential properties with a total of 300 units• Review and approve entries completed by AP and AR staff• Reconcile general ledger accounts including tenant AR, grant AR, tenant deposits and bank reconciliations• Prepare monthly, quarterly and annual financial statements for distribution to management, lenders and investors• Collaborate with all levels of staff to develop the annual budget for ten entities comprised of 85 departments • Coordinate completion of audit work papers and additional requests during audit field visit• File State and County filings including formation documents business property statements and annual welfare exemptions • Fulfill city, state and federal government reporting requirements• Nurture relationships between project investors and Father Joe’s Villages • Provide project support and financial advice as needed to CFO and Accounting Manager• Backup to Cash Management Specialist to update daily cash tracking• Introduced a new billing method to track tenant rent payments reducing fees between $5,000-$10,000 at four separate projects• Redesigned company-wide insurance allocation to enhance cost management • Initiated new credit card processing agreement that reduced fees by 30% • Reduced bank fees by $3,500 per month: analyzed fee structures and provided our bank relationship manager a comparison of competitors fees • Uncovered internal embezzling of tenant rent payments• Organized and lead annual rent review meetings, which increased revenue by 8-15% annually in both 2008 and 2009
