➢ Co-Lead, direct and manage the activities of the Education Investments group with respect to clients, transactions and external and internal relationships. ➢ Manage the diligence, underwriting and closing process for consistency, productivity and conformance with the strategic and operational objectives of the Education Investment group. ➢ Manage the development of institutional relationships that support the group, such as charter authorizers, partnering non-profit lenders, trade associations and foundations.➢ Forecast Educational Group yearly budget and supervise the asset management functions of the group.➢ Negotiate and document new educational portfolio (charter and private education) acquisitions and / or dispositions as well as assist in deal origination and relationship management.➢ Facilitate / coordinate deal flow between front-end origination, underwriting, legal and closing on all educational portfolio deals. ➢ Present all potential educational portfolio investments / dispositions to internal Investment Committee to facilitate understanding and mitigation of any risk associated with the acquisition / disposition.➢ Direct legal / property due diligence for all educational portfolio acquisitions as well as the negotiation of all relevant deal documents.

 Perform due diligence on potential educational portfolio investments (private, charter and early childhood education) including site inspecting and analyzing each school’s academic/financial performance, demographics, competitive set/market dynamics, and economic conditions to determine the overall viability of the property.  Present all potential educational portfolio investments to internal Investment Committee to facilitate understanding and mitigation of any risk associated with the acquisition. Interact with individual charter school Boards to determine both their commitment to and understanding of their school’s governance. Create/maintain relationships with national, state and local charter school authorizers/organizations to facilitate better monitoring of EPR’s charter school portfolio. Direct legal due diligence for all educational portfolio acquisitions including coordination of counsel interaction (outside / general / borrower / tenant) as well as the negotiation of all relevant deal documents. Actively manage current educational portfolio to ensure successful performance of all schools and address deficiencies where relevant. Work with state and local charter school authorizers / organizations to either re-tenant or divest distressed / underperforming charter school properties.

 Optimized, managed and procured (actively worked with marketer when evaluating and modeling assets) a portfolio of transport, storage and park/loan assets located throughout the West and Rockies market / production area.  Solicited, negotiated, priced, executed and hedged park / loan (time spread) deals utilizing relationships developed with various utilities / pipelines including but not limited to Questar Pipeline Company, Pacific Gas & Electric, SoCalGas, El Paso Pipeline, Transwestern Pipeline, and Kinder Morgan Pipeline(s). Determined / built the economics of all potential physical, transport, storage and related deals, and presented them to management for approval including analysis of both upside potential and downside risks. Coordinated / scheduled the daily delivery of all physical natural gas transacted by the West Desk including making decisions on various options for gas flows predicated upon current / forecasted pipeline maintenance and weather conditions. Actively acquired and developed contractual physical assets including transportation, storage, and asset management structures in the Rocky Mountain and West regions to support physical and financial trading.

 Structured and underwrote more than 55 commercial real estate loans totaling over $500 million involving multi-family, hotel, office, retail, self-storage, and warehouse properties which were subsequently pooled, securitized and sold as part of a Commercial Mortgage Backed Security offering on the open-market. Managed transaction process including due diligence, cash flow modeling, credit analysis/approval as well as assisting in negotiating deal structure and documentation.  Determined and verified the transaction economics to determine whether the loan conformed to capital market standards, Real Estate Mortgage Investment Conduit (“REMIC”) laws, and PNC’s credit policies. Reviewed and analyzed the balance sheet, financial statements, credit report(s) and other related documents to determine the creditworthiness of individual borrowers.  Prepared and presented each loan to PNC’s 7 Member Credit Committee to facilitate understanding and mitigation of any risk associated with the loan prior to securitization. Responsible for maintaining / managing relationships with clients, bankers, rating agencies and attorneys while simultaneously assisting in the origination of new business with mortgage bankers and clients.
