Responsible for new multifamily investments as well as asset management of JB Matteson’s existing Southern California and Bay Area assets.

Strategy/Portfolio Management > Identified and executed macro driven investment strategies (e.g. demographics and senior housing)> Negotiated fee structures and governing documents for new separate account/fund managers. > Active oversight of separate account managers/investments (9 managers / 50+ investments) and co-mingled funds (25+). Real Estate Originations/Restructuring•Originated, structured, underwrote, securitized, and purchased $40MM of privately placed pass-through certificates (secured by senior mortgage loans on investment grade NNN-leased retail properties) and $85MM of privately placed tax-exempt bonds (secured by single family mortgages or casino gaming revenues). Generated 100bp+ return premium. •Led negotiations amongst multiple parties (issuer, borrower, and bond holders) to complete five real estate/asset-backed restructurings totaling $120MM in a timely and efficient manner. Municipal Bonds/General Credit Underwriting•Recommended pricing levels to portfolio manager, obtained credit approval from senior credit officer and purchased $1.3 billion municipal bonds covering 60+ issuers, including multifamily bonds (secured by FNMA/FHLMC insured mortgages), states (Washington), cities (Los Angeles), airports (SFO), utilities (Los Angeles Department of Water and Power), and school districts (San Diego USD)..•Maintained credit surveillance, tracked market performance and recommended buy/sell/hold decisions for $2.2 billion municipal bond portfolio with 70+ issuers. •Recommended sale of $40MM limited tax general obligation bonds and $25MM housing bonds prior to public downgrade, saving $3MM in losses.•Managed 3 direct reports and successfully mentored and promoted analyst to Vice President.

Subsequently negotiated purchase and sale agreement with sellers, oversaw due diligence, and equitized $590MM totaling 2,200+ units. Actively expanded geographic footprint into new markets.•Negotiated terms, documents and closed $168MM debt financing across eight acquisitions. Managed CMBS debt assumption process and closed three acquisitions totaling $62MM.•Managed due diligence and closing of acquisitions totaling $370MM across fourteen transactions. Modeled financial analyses on 85+ offers totaling over $2.8 billion. •Created organization’s proprietary pro forma financial model to evaluate all investment opportunities.

•Originated and wrote offers on 18 office and R&D properties totaling $225MM.Negotiated purchase and sale agreements on four transactions totaling $90MM. •Responsible for 125,000 square foot portfolio P&L performance and operations, including third-party leasing and property management. In six months, improved a 40% occupied, 60% leased office property to full occupancy in a 25% vacant sub-market by negotiating eight new leases, six lease renewals and four lease terminations totaling 65,000 square feet and $5.5MM lease consideration.
