Davide, LLC has a long career in Land Planning and Real Estate Development – from land evaluation and acquisition stages through managing the review/permitting process and final approvals. More specifically finding and evaluating property for development, coordinating architectural design, land planning and engineering, making public presentations before community and Governmental bodies, and attaining jurisdictional entitlement approvals, and all the permits to develop or dispose to another developer. I managed all aspects of over 30 master plans in Colorado, Arizona and California. The largest was - 3750 acres, 13,000 units, 1.25 mm SF retail, 3 freeway interchanges, 5 schools, 7 bridges, 2 golf courses. Establish realistic budgets, timelines, pro forma and cash flows with CFO’s. Created a tracking system to manage the project’s timeline - EIR, Specific Plan, TTM and Final Mapping, offsite and onsite infrastructure for the entire projects.At another major land planning/development company created an acquisition group to acquire raw land to mapped and dispose to builders/developers. Evaluated over 100 properties, negotiated LOI’s and contracts - management activities from research into land acquisition to driving projects through the jurisdictional entitlement and approvals. The land planning/architectural design aspect was my most challenging and enjoyable parts of the business - creative and fun.Also squeezed in being appointed Planning and Zoning Commissioner in Aspen Colorado. After graduating from the University of Colorado with Masters Degrees in Urban and Regional Planning, another in Landscape Architecture, I worked for the Community Planning Department of the City of Aurora, and the Jefferson County Planning Department in Colorado. Passed my Real Estate Broker’s License so that I could further my goal of developing projects on my own one day. Next land development with Home Builders before coming back to California in 2004.

Chamber committees have been the source of significant efforts that have improved San Diego such as the creation of Balboa Park, the building of the Coronado Bridge and numerous legislative initiatives. Our committees provide opportunities to get involved in what is happening in San Diego, regional and state policy areas.Our recommendations are forwarded to the Board for review and action. The last few years we have had very lively discussions as all the stakeholders are present as members and healthcare is a major issues affecting all businesses in San Diego County. San Diego offers a unique market as it is separated from the rest of Southern California and has been a model for Healthcare delivery in the nation.

A business Networking group started over 7 years ago by David and Gina Demangos. There were 3-5 of us at the early meetings and over time we have grown the organization to over 3000 members in two states with 6 meetings per week. We teach networking skills and give everyone a chance to meet and network with other Entrepreneurs. Our format is similar each week with a networking process to give everyone equal opportunity to be the one to make an 8 minute presentation each meeting. I facilitate the meeting Fridays in Del Mar at Tio Leo’s at I-5 at Carmel Valley.

Through my battles with cancer my eyes were opened! In Jan. '07 I was diagnosed with a 29 PSA - my Gleason 8 (4+4 indicating aggressive Prostate Cancer). Now after 40+ years - I had cancer again! I found support groups - heard ideas, learned about tests, alternatives, and later options. There are no right answers - only the one that works for YOU. I needed to follow my course. And thankfully I found the City of Hope and had a very successful operation. My story is one of surviving and thriving - Loving life and sharing that with others! My life with newly diagnosed and cancer survivors to help you make your decision! There are many issues that the doctors do not talk about and we focus on life after diagnosis! I know I can help or at least assist you with opening that ray of hope or maybe just a door to a better future. We run safe space support groups as well. Through this experience I have learned that other men need the same kind of support group as I received. I created a Men''s Support Group where we talk about issues that men usually do not like to talk about - WHAT IS REALLY GOING ON WITH THEM!

BNI is a networking group and I was in the Living the Dream Chapter in Carlsbad. I have been President, Vice President, Event Host, Membership Committee, Visitor Host, and ran the Business/Finance Power Team. We met every Wed morning at the Canyon restaurant at the Crossings Golf Course.
