• Responsible for all operations of sales, marketing, construction and property management annual budgeting and sales projections for eight commercial properties and outside customers.• Estimating for interior finish projects. Construction General Manager for commercial projects up to $7,000,000.• Design and maintenance of the company web site - www.tiptonbuildings.com.• Performed extensive market research to position our properties to compete and then created and executed all direct mail, print advertising, and web-based marketing.• Accomplishments - Successfully implemented a marketing strategy for eight commercial properties. Sold 27,000 SF of office condo space in Mason, Ohio. At Success Lane Office in Washington Township, increased occupancy from 60% in 2011 to 100% current occupancy. Achieved consistent budget results based on expectations of ownership.

• Was responsible for the leasing and management of approximately 1.5 million square feet of office, industrial retail and warehouse properties in Northern Kentucky and 650 acres in CirclePort Commercial Park near the Cincinnati Airport.• Supervised maintenance, sales, leasing, administration, contract negotiations, and capital projects for portfolio.• Created and implemented marketing for properties including design of brochures, detailed marketing plan, execution, and follow-up.• Accomplishments - Hired in 1999 as the Junior Leasing Person and was promoted to Property Manager of a large Northern Kentucky portfolio by 2002. Successfully leased my primary assignment, Heritage International in Edgewood, KY. The property was 70% occupied in 1999 and 95% by 2002 and was sold.

• Responsible for Profit and Loss reporting for a commercial real estate portfolio valued at approximately $20 million.• Assumed primary responsibility for relationships with subcontractors working for corporate entity as well as managed properties, and tenant finish projects.• Acquired 200,000 square feet of new management and coordinated take-over including personnel, contracts, and tenant relations.• Supervised Interior Remodeling Projects and moved in companies on time and on budget. • Supervised the design of the Corporate Web Page including bidding, design, and providing content information, and completed project within budget.• Designed, coordinated and executed all marketing for the company including corporate image, target marketing, signage, pricing, and negotiations producing higher sales in Construction, Management, and Leasing. • Accomplishments - Achieved an overall 93% occupancy rate in the properties. Exceeded net projected corporate revenues by 25%. Successfully managed the re-leasing of Signal Hill TechneCenter in Beavercreek, Ohio. The 54,000 SF building was ¾ vacant when the Air Force moved out of two floors and back to WPAFB. It was re-leased to 100% in 1998.
