PRIMARY RESPONSIBILITIES-Develops and maintains positive client relationships. -Communicates to clients regarding property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports.-Manages and coaches facilities staff to deliver excellent service levels for the client within budget. -Researches and implements new processes and technology to improve operational efficiency.-Develops and recommends strategic facility management objectives for clients. Reviews various budget reports for multiple facilities. -Develops environmental health and safety procedures for facilities. These procedures include emergency action plans, disaster recovery, business continuity, and other related procedures. -Responsible for facility inspections for quality assurance on a periodic basis. Ensures facility procedures comply with local, state, and federal regulations.-Produces and maintains various facility management reports.-Oversees management of capital projects.SUPERVISORY RESPONSIBILITIES -Provides formal supervision to individual employees within single functional or operational area.-Effectively recommends staff recruitment, selection, promotion, advancement, corrective action and termination to next level management for review and approval. -Monitors appropriate staffing levels and utilization of labor, including overtime. -Prepares and delivers performance appraisal for staff. -Mentors and coaches team members to further develop competencies.-Leads by example and models behaviors that are consistent with the company's values.

-Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.-Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.-Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning.-Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.-Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.-Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum. -Maintains the building lighting system, including element and ballast repairs or replacements. -Performs welding, carpentry, furniture assembly and locksmith tasks as needed.-Responds quickly to emergency situations, summoning additional assistance as needed.SUPERVISORY RESPONSIBILITIES -Responsible for over ten Facility Engineers and Facility Mechanics.
