Developed and managed the store renegotiation process to capture data necessary for reporting rent savings and to ensure that no renegotiations were missed throughout the year (~1,000 annually). Worked with real estate, construction, and legal departments, along with external developers and landlords to ensure new store projects were delivered on time. Managed the late turnover process to track, notify, invoice, and negotiate late fees, according to leases. Worked cross functionally with Real Estate and with Finance to create user-friendly dashboards to answer P&L, rent, and new store performance questions. Created and maintained multi-million dollar rent budget, along with new store sales, relocation and expansions, and dead store budgets. Developed store strategies based on key metrics.

Managed all aspects of the new, relocation, and expansion site review process for up to five analysts. Worked with Real Estate Managers to achieve new store growth initiative of 526 stores in 2014, which was the highest in company history. Developed regression models, market planning, new market entry analysis, and identified new store potential. Worked closely with outside GIS vendor to customize and integrate data into a new software platform that was rolled out to Real Estate.

Worked closely with hospital administration, epidemiologists, and physicians to develop research projects that included a spatial component. Projects included location analysis with demographics, socio-economic, and patient data. Implemented GIS standards and created a property database used throughout the organization. Worked with community-based prevention organizations to analyze and develop needs-assessment for surrounding counties.
