Perform due diligence and negotiate entitlements with municipalities and utilities. Select and oversee design team and weekly development meetings. Negotiate acquisition/development loans as well as approve contractor pay applications and process loan draws. Supervision of all company personnel. Real Estate Dispositions – Select ideal timing of property sales, including setting sales price and disposition strategy for prior investments made. Responsible for oversight of marketing team, contract negotiations, and financial projections/reporting. Create marketing and pricing strategy, including supervision of web site, property sales packages, marketing brochures, disclosure information, and investor accounting/reports. Negotiate sales contracts and escrow closing for land, retail, & office properties.

Real Estate Acquisitions - Analyzed billions of dollars worth of real estate for purchase. Responsible for the acquisition of $200+ million of retail and office properties.Duties include: property identification, market analyses, drafting purchase contracts, contract negotiations, property inspections, financial projections, financing proposals, due diligence & underwriting, yield/IRR calculations, escrow closing, and capital sourcing. Supervision of real estate department and staff.Real Estate Development – Identified parcels for development. Performed financial modeling and underwriting. Performed due diligence and negotiated entitlements with city. Selected architects and contractors and negotiated AIA contracts. Oversaw lease up and led weekly development meetings. Approved contractor pay applications and processed financial draws. Coordinated close-out of development including punchlist and tenant walkthroughs. Real Estate Dispositions – Property valuations, selection of marketing team and disposition strategy, due diligence preparation, contract negotiations, financial projections/reporting, and escrow closing. Supervision of dispositions department and staff. Creation/supervision of marketing materials including property sales packages, property flyers, marketing brochures, investor reports, and accounting summaries for investors and third-party securities analysts. General real estate – Responsible for the operational oversight of a 30+ property portfolio worth over $200 million. Responsibilities include lease negotiations, drafting of lease documents, negotiation and preparation of listing agreements, sales agreements, property management agreements/reports, tenant/lease negotiations, real estate tax appeals, zoning hearings, abandonment filings, lot ties/lot splits, rehabs, valuations and general real estate consulting.
