Cost Segregation EngineerBellcostseg Jan 2014 - Present115 Hickory Street, Suite 106, Melbourne, Fl*Benefit Analysis & Asset Review - Evaluation of subject property using photos and real estate appraisals as well as reviewing the purchase contract between the current owner/entity and previous owner/entity and review of depreciation schedule.*In-Depth Analysis - Detailed review of the project's current depreciation schedule, all improvements made to the property, additions to the property, repair & maintenance costs, etc. Also including construction documents & plans (architect's and engineer's drawings) if available & specifications.*Site Inspection - A physical/in-person site visit to a subject property to evaluate the building or facility's construction costs, by component or system comprised of components. Also identifying & quantifying building components, systems & units of property, and how they are used. *Detailed Cost Engineering Report - A detailed engineering review of all the building systems, including walls, floorings, ceilings, telecommunications, plumbing, mechanical, and electrical. As well as the structure itself & all the components that comprise it. Also included are all site improvements and landscaping including trees, retention ponds, fencing, sodding, sidewalks, parking lots, etc. (Note: Other design and construction professionals, besides engineers, are also qualified to perform this type of review.
