Managing the technical and non-technical facilities for IBM Sites in Cape Town.Maintain all business-critical technical operations and systems to support the data centre.Administer site contracts in line with SLA and legal compliance.Space planning and design of office and facilities layout.Implementation and control all site Health and Safety compliance protocols in line with the OHS Act.Develop policy, best practices procedures relating to site building services.Monthly KRA’s are completed and submitted to the SA operations manager.Conduct annual planned maintenance schedule for all IBM services i.e generator services and Power tests; HVAC systems; UPS services; fire suppression and fire detection services; Thermal distribution boards scan and repairs; site BMS maintenance.Maintaining and monitoring service contracts such as pest control, hygiene services, and cleaning contracts to ensure compliance with SLA.Budget management and cost control tracking, identify cost saving initiatives and reporting.Asset management tracking across facilities and upkeep of asset register.Security control function for 24/7 site security and the control room including security control/patrols and CCTV footage for the sitesAdministration of stationary, meeting rooms and access card issue.

Manage engineering staff and maintain Operation equipment to ensure efficient and effective production.Preventative Maintenance and fault finding on equipment related to Acetylene Generation and Filling including: Acetylene Generators; Acetylene Compressors; Chiller Plant; Air Compressors; Filling racks; Heat Sealer; Filling Scales; Hoist and Acetone transfer pump.Preventative Maintenance and fault finding on equipment related to LPG Bulk Storage and Filling including: Bulk storage facility with related fire protection equipment; LPG transfer pumps; LPG filling scales and Heat Sealers.Reviewing and updating Routine Maintenance Schedule and assist with conversion to SAP.Managing and Controlling Maintenance Budget.Liaising with suppliers and in-house buyer for equipment, spares and services required.Managing site specific projects, contractors, fitters and artisans.
