-We put under contract desirable pieces of land and then team up with engineers, attorneys, site contractors, and other professionals to design a sought after residential development and get it approved whether it is single family homes, condos, apartment complexes, or a mix of them. Depending on the project, we will then determine if we want to flip out of the project after development approvals or if we want to do the land improvement work and sell finished lots to a builder(s).-We are actively looking to expand into the commercial sector by buying land that is zoned and desirable for self-storage unit complexes along with buying existing self-storage unit business that are already in operation.- In the near future, we will be looking to bring in outside investors that want to invest in our development projects so that it allows us to take on even bigger projects that require larger amounts of capital such as massive sized developments, developments in luxury areas where the land is very expensive, residential build-to-rent developments, etc.-We are currently focused on buying land and developing it in Central Pennsylvania and in Sussex County Delaware. We are now targeting and researching cities just outside of Charleston South Carolina.-Another niche of our business is that we buy one of pieces of land or properties such as tear downs and rebuild, quick rehab touch up flip projects, etc. We strategically partner with a builder to run these projects.
