Rate Card and Budgetso Prepare and maintain rate cards through regular research and due diligence as per DOA.o Conduct adequate market analysis on competitive leasing and specialty leasing trends within the geographical and catchment areas of the units and report to management.o Assist in preparation of budgets by providing due inputs on various factors including vacant units, timelines, potential terminations, and non- renewals.New Leaseso Source prospective tenants and generate new leasing leads and negotiate qualified deals from inspection to final execution including submission for review for the leasing committee.o Develop a prospective tenant pipeline in consideration with brand reputation, financial stability, existing availability of units, defined retailers strategy mix targets.o Implement the retail leasing strategy with the leasing, administration and mall management team.o Prepare and attend presentations meetings for brands leasing committee approvals.Lease Renewalso Maintain continuous relationship with existing tenants aiming at customer retention and business reference.o Continuously monitor tenant mix with director retail leasing and management to ensure commercial viability and profitability.o Assist mall management in retaining high performing units during negotiations in retention meetings as and when necessary.o Propose and negotiate renewal rates as per RERA index, project maturity, market analysis, and retailer performance. Otherso Provide inputs to legal dept. To develop tenancy contact templates and forms to ensure standardization of leasing documents within the framework of the federal laws.o Ensure all leasing activities are incorporated through YARDI or other available platforms.o Formalization with the worldwide best practices in aspects related to retail leasing.o Prepare and maintain weekly leasing reports to be submitted to the retail leasing director and higher management for review and analysis.

o Follow company policies and procedures for effective leasing of specialty retail space and achieving sustainable above target rentals.o Develop and execute Specialty Leasing plans in line with current market demand. o Introducing new retail partners to the Emaar Malls portfolio by nurturing and strengthening long-term relationships with key brands. o Introduce & execute new projects to achieve and exceed the projected departmental budget/revenue. o Giving professional presentations on the relevant portfolio to industry executives.o Review and present weekly leasing status, account receivable and late opening penalty (LOP) report to the GM and LC.o Regular department KPI’s review meeting for projected budget and YTD revenue. o Present recommendation to improve the end result in line with projected budget. o Acquire, negotiate and conclude lease agreements with new and existing brands in line with the tenancy mix and budget.o Managing the preparation process of necessary documentation to allow administration and execution of lease agreements, ensuring co-ordination with internal departments.o Preparation of weekly leasing status report and others, as and when required. o Contribute to strategy on the specialty leasing mix and standards.o Drive correspondence and document execution through others.o Give effective and convincing presentations, increase rent yields.o Manage complicated negotiations through to successful conclusion and follow-up on all lease related issues. o Acquire negotiation and conclude license agreements with new and existing brands in line with the tenancy mix and budgets. o Encourage tenants to ensure that they are in compliance with all documentary, financial, and design submission and timeframes. o Maintain through product knowledge of the property competitors. o Contribute to strategy on the specialty leasing mix and standards. o Monitor renewals, distribute and follow upon a renewal notices.

- Managing communication with tenants of Salwan projects (The Walk at Jumeirah Beach Residence, Bay Avenue at Business Bay, Vision Tower at Business Bay, Al Waha and Layan at Dubai Land and Office Park at Dubai Internet City).- Developing and managing relationships with tenants through arranging site visits to developments and meetings.- Managing the rental of retail units to ensure maximum occupancy at all times and high renewal rates- Managing the undertaking lease negotiations, and renewals- Ensuring accurate completion of paperwork of current and prospective tenants as well ensuring all legal documents are complete and accurate to the standards- Managing the filing compliances checklists for the auditing purposes.- Preparing and managing Leasing Reports and summaries. - Liaising with finance department for the leasing payments.- Driving improvements to the tenant mix as well maintaining and updating their database to improving footfall and income.- Approaching and handling new prospects (tenants) for the projects. - Managing different type of communication within the team.- Participating in properties exhibitions and meeting new tenants.- Collecting and updating databases of retail and real estate market.- Business, competitive, and market Intelligence. - Negotiating and leading workshop with clients.- Giving regular reports showing the market status and forecasting.- Ability of dealing with different types of information sources.- Working with a team to develop a special consultancy for the retail sector.

MIS- Collecting sales, gross margin, and expense data.- Data management in SAP retail R3 environment.- Preparing presentations for TMC (Toyota Motor Corporation), Top management, and outside parties.- Converting data in various reports such as Board Report and designing reports to be presented to the required person.Pricing- Assisting in pricing decisions for various distribution channels.- Analyzing NSP reports and lost deal reports. - Collecting competitor data (product & pricing).Brands Co-ordination- Collecting data from competitors and branches staff.- Drawing inferences for targets and performance for branches and sales team.- Evaluating Data about product (Toyota & Lexus), stocks, pricing and advertising.
