WHAT I DISCOVERED: Stock and bond market investments average lower long term returns than passive real estate investments (AKA syndications or private real estate). Real estate professionals can use excess depreciation to write off against their ordinary income, which reduces their tax bill significantly. We look for properties that can give us 12-15% annualized ROI with a projected 5 year hold period. We may achieve this by adding value through renovations and improving management. The goal is to keep reinvesting to avoid depreciation recapture. This reduces taxes for investors.
