• Conducted research on just transition policies across 94 countries, providing a comprehensive review of real-world interpretations and practices on just transition and global progress. • Collaborated with a local research institute in Shanxi China on a comparative case study research on just transition in coal regions, focusing on orderly coal mine closure and new drivers of economic development (work in progress)• Identified and cultivated key national and local partners to maximize synergy and impacts on just transition, leveraging knowledge products based on research I authored, co-authored, or managed.

• Streamlined the Minor Outdoor Dining permit review process and reviewed and updated the Outdoor Dining guidelines.• Developed Mills Act Monitoring program to assure the compliance of 80 MA properties with their contracts, resulting in preservation of the designated historical property.• Aided the update of landmarks ordinance and specifically looked into the regulations on the demolition of non-contributors in (potential) historic districts considering the accumulative impacts on district designation.

• Collected onsite data and conducted first /last-mile (FLM) connection analysis for the five alignment alternatives of the LA Metro Crenshaw North Extension and provided improvement recommendations based on the FLM analysis. • Gathered and analyzed data to assist with the transit-oriented communities (TOC) analysis for the LA Metro Eastside Transit Corridor Phase 2, and aided the preparation of existing conditions report.
