Provided comprehensive maintenance and building management services inclusive of civil maintenance, security and surveillance and customer/contractor management. Facilitated and managed contracts for various suppliers and contractors including generating work orders and tender documents for building works. Completed various maintenance and repair works as per AS/NZS standards including annual fire assessments and monthly asset service reports with a focus on cost effectiveness. Assisted the strata manager in the day-to-day operations of various high-end developments around Sydney including East Village, Top Ryde Shopping Centre and The Promenade. Submitted monthly and annual budget reports to strata managers and strata committee.

Loaded and unloaded building construction material towards working areas and removed debris and trash at the construction site. Managed traffic near construction sites and ensured appropriate safety and protection procedures were followed at all times. Worked and operated with various power tools and managed material movement around the construction site.

Managed aspects of the project including below responsibilities. I had significant responsibility of and successfully managed costs (materials and labour), quantities (ensuring no excess/shortfall) and phase completion of several phases, receiving excellent feedback on professional performance throughout. Performing sustained and ongoing control of materials through testing procedures (soil, concrete, stress testing) to ensure regulatory compliance. Reviewing sub-contractors’ submittals including materials submittals, method statements, technical/design documents, and shop drawings. Planning project schedules, providing directions to sub-contractors/labour staff and preparing bills of quantity estimates for various projects. Undertaking regular site inspections and performing structural and phase-completion reviews in order to ensure work completed is in line with project specifications.

Projects/Responsibilities: RK Enclave Apartments- (India - $1m): Provided technical engineering support, management of sub-contractors and quality control analysis. Golden Plaza Apartments- (India - $1.5m): sustained on-going material control. Performed materials testing, design review and site supervision. Following extremely strong performance, I received an offer of ongoing employment with Shan-E-Awadh Infratech. Completed project on the real estate market, outlining key opportunities for clients in light of taxation reforms. Completed project reports, canvassing legislative changes with focus on client impacts and future investment opportunities.
