Allagash Opportunity Zone Partners was founded in 2018 by 5 commercial real estate (“CRE”) professionals, each with over 30 years of experience in commercial real estate, investment management, and financial markets. Having worked together and done business with each other for as many as 20 years, the partners share the understanding that compelling returns can be found outside of the now fully-valued Class A/A-/B+ projects in major metropolitan areas that are most often shown being shown to investors. Allagash believes the Opportunity Zone Program, in addition to providing investors with tax benefits, should serve to focus investors on CRE opportunities in low or moderate income ("LMI") communities in secondary metropolitan areas ("MSAs") which can generate exceptional outright and risk-adjusted returns. Our first qualified opportunity zone fund, the Allagash Opportunity Zone CRE Fund I, is a multi-property, private equity real estate fund. The Fund projects to provide investors with a 14% net IRR, including an average annual cash-on-cash income yield of almost 10% that should be shielded from income taxes by depreciation. The Fund can additionally enable qualified investors to capitalize on the tax benefits of the Opportunity Zone Program. The Fund's portfolio is entirely focused on investing into, significantly renovating and improving, and then efficiently managing underperforming and often under-maintained market rate, workforce multifamily properties throughout the Mid-Atlantic region of the U.S. The Fund has retained the Ross Companies as the Fund portfolio's Acquisition, Construction, and Property Manager. Additionally, Allagash Opportunity Zone Partners is becoming certified as a Community Development Entity by the US Department of the Treasury's Community Development Financial Institutions Fund as we seek to ensure that our actions can both maximize investor returns and keep in mind the interests of the communities into which we will be investing.
