The Tree is the Home, the Bird is the homeowner Client, but what sells the home is the Swing: the element of Joy one sees in the home. Many people call this the "X" Factor. Even if a home meets all of the "checkbox" requirements, if it doesn't have that element of joy, it won't work. There is a feeling that something is missing, and oftentimes that "something" can't be explained or described. But when one enters a home and can see that swing -- the vision of entertaining friends, raising a family, sculpting the perfect bachelor pad, or whatever joy they seek at that time in their life-- they know they've found their tree. Similarly, the Seller of that home is not just selling any home. It's a home with character; a character developed through memories and experiences that brought certain joy to the Seller's life at that time. But now for the Seller's own unique reasons, one chapter ends and another begins. As a real estate broker, we at Bird & Swing LLC believe that this element of joy is what drives the entire home buying and selling process.
