RDP Valuations provides a range of non-mortgage valuation services for property where the highest and best use is for residential development. RDP Valuations predominantly provides valuations for: • Compensation for Land Dedications by Developers: RDP Valuations assists developers and local authorities to reach agreement on fair compensation for land which is required to be dedicated to the local authority for trunk infrastructure as part of a proposed development, such as main roads, parks and land for stormwater management. This function typically forms the basis of a negotiated infrastructure agreement. • Compensation for Compulsory Acquisition: RDP Valuations is engaged as a neutral and independent expert to ensure the landowner is fairly compensated at a value which reflects the land’s development potential, including compensation for any adverse impacts on the remainder of their property caused by the resumption (severance) or by the project for which the land is being resumed (injurious affection). Most cases are settled through negotiation and mediation however, RDP Valuations is also qualified, competent and willing to act as expert witness in the event a matter is referred to the Land Court. • Statutory Valuation Objections: RDP Valuations assists developers, owners of development sites, and body corporates for unit complexes, to determine if their new statutory land valuation is too high, lodge an objection on their behalf if required, and negotiate a satisfactory resolution with the Valuer-General. • Transfer Duty: RDP Valuations provides valuations required by the Office of State Revenue where property ownership is being transferred without the benefit of an arms-length contract of sale, for example when land developers register a new survey plan which includes land to be dedicated to Council or a utility provider.
