I led the strategy, development, and implementation of over 10 training programs for credit union staff members in mortgage loan origination. I developed curriculum course outlines and examination tools used in training over 300 staff members in the conversion of the Credit Union’s core banking system. I collaborated with the lending department managers and supervisors in evaluating quantitative data and researching current departmental procedures to design training curricula in compliance with Federal lending regulations and Fannie Mae selling requirements. I created the Basic Lending Training Curriculum, a series of three classes designed to introduce the lending department, Federal regulations, lending compliance, and work flows to staff members from the lending department, communications center, and banking center locations. I conducted on-site training of new hires to ensure compliance with lending regulations and policies through review of newly originated mortgage loans. I was responsible for recording, validating, and updating lending work-flow processes and procedures to adhere to consumer financial protection laws and regulations issued by the Consumer Financial Protection Bureau (CFPB).

I consulted with past due members monthly on payment plans and refinancing options for delinquent consumer and mortgage loans. I ensured collection practices were compliant with financial service laws regarding bankruptcy and foreclosure proceedings. I reviewed and submitted Private Mortgage Insurance claims on behalf of the Credit Union for properties in the process of foreclosure. I assisted the Collections Manager in loss mitigation efforts for past due mortgages to determine appropriate resolution, and prepared monthly charge-off summaries for review and approval by the Credit Union Board of Directors.

I coordinated and prepared loan documents for an average of fifteen mortgage loan settlements per week. I evaluated title documentation to apply legal and regulatory compliance requirements for mortgage origination and closing, and evaluated trust and power of attorney documents to ensure compliance with legal and regulatory compliance for mortgage origination and closing. I established escrow accounts for mortgage loans to ensure accurate payment of property taxes, homeowners insurance, flood insurance and Private Mortgage Insurance.

I prepared mortgage loan files for processing and underwriting, collected required documents necessary to satisfy loan approval guidelines, and obtained flood insurance and updated homeowner’s insurance policies in compliance with legal requirements for mortgage loan transactions.

I coordinated and scheduled over 40 real estate settlements every month. I researched title documentation for each transaction to ensure it met necessary legal requirements for closing, prepared preliminary and final HUD-1 Settlement Statements, and worked closely with first-time homebuyers, developers, real-estate agents, and lending institutions on various aspects of the closing process.
