Developed a new model to evaluate retailer investment and engagement based on recency and frequency of orders, annual sales, and relationship longevity to more accurately project growth as well as segment and target customers. Analyzed competing brands and consumer preferences to create best-in-class products and enhance print and digital marketing materials to better resonate with retail and wholesale customers. Created standardized set of reporting tools to streamline communication between regional sales managers and vice president of marketing and more efficiently report monthly and quarterly performance to wholesale team. Authorized new lease documents to move to signature phase based on NOI impact, tenant financials, credit, and fit in the retail vision of the center. Assisted in the preparation of the annual budget of the portfolio, determining property-level future leasing and operational assumptions and reviewing future cash flows to analyze impact to NOI. Monitored status of new deals from speculative stages to tenant opening, minimizing time from lease execution to rent start and providing a real-time summary of portfolio NOI growth and budget alignment. Performed market analysis including assessment of long / short-term goals, economic drivers, SWOT analysis, and financial performance, creating property level strategic plans for key stakeholders. Underwrote potential retail property acquisitions using Argus Enterprise, determining the purchase price and analyzing various strategies to add value and increase returns. Assisted in the quarterly valuation of the portfolio conducted by Ernst & Young, providing updated property cash flow assumptions and communicating with Ernst & Young to clarify key drivers of value change. Conducted extensive research of the top trends impacting the retail market as well as financial performance of top retailers in the portfolio, preparing the chief executives for quarterly board presentations.

Prepared and presented a research project on the Grand Parkway’s impact on commercial real estate in Houston to over 20 Stream employees, including brokers, analysts, and office partners. Helped execute leasing transactions by drafting and editing lease proposals and composing lease abstracts. Created an index containing information about square footage, floor plates, parking ratios, and ownerships for various properties in seven submarkets of Houston to be used by the tenant representation team. Accompanied brokers on client tours of industrial and office buildings.
