Responsible for the management of occupancy and space allocation for the Merrill Lynch’s Hopewell & Jacksonville Campuses. Responsible for providing strategic and tactical solutions in support of several business sectors with a combined headcount of 8,500. This is achieved by forging strong relationships with business units, site support, facilities and finance management. The team maintains a live active web based application that provides detailed level of day to day changes and operating support as well as long term projections and space planning scenarios. Accountable for providing financial, business unit benefit and HR impact scenarios and cost analysis to senior management. Accountable for rent book analysis with validations to ensure that paying cost centers are assigned correctly to chargeable positions.

- Accountable for all of technology’s real estate & facility needs for headcount in excess of 5,300 across headquarter NY & Central Jersey ML Sites. Managed employees in order to provide superior service and strategic plans across several businesses. Implemented a streamlined process utilizing existing technologies, thereby providing a 40% reduction in costs associated with the number of resources required to manage real estate projects across campuses- Championed all high-level projects for the CTO, such as the audit requirement of a 24 x 7 secure command center Managed team to gather construction and technology related costs associated with the project. - Supervised the planning and execution for 2,400 technologists’ return to previous headquarters locations following displacement after the September 11th tragedy.

Single point of contact for relocation requests, facility projects, and furniture requests involving technology development group personnel of 1,200. Maintained TG occupancy information and provided occupancy metrics to management. Managed concurrent projects in a team environment for internal clients, coordinating efforts with both union and non-union departments. Directed a sophisticated client move, including design, space and infrastructure build. Creatively used scarce real estate to achieve the rapidly growing demand for real estate due to the firms Y2K initiatives.

Responsible for developing fixturing and space planning solutions for major retail department stores such as May Company, Federated and Nordstrom Dept. stores. Accountable for managing the production and expedition of orders from the conceptual stage to the installation stage. Developed budgets, timelines, and tracked resource needs for client projects. Led client relationships, including day-to-day contact and managing overall expectations. Successfully managed Leo Prager’s production facility of 40 metal and plastic manufactures. Organized biannual trade show to illustrate the future innovations of Leo Prager’s products and achieve an effective presentation to the client. Controlled employee & management payroll.

Liaised with Gallery owners, Interior Designers, Architects, and Private contractors to achieve lighting designs for private collectors of Fine Art. Supervised installation crews and customer accounts.

Responsibilities included graphic, interior, lighting & point of purchase designer. Worked on several installations for Gucci Fragrances, Bergdoff Goodman, Lord & Taylor, FAO Schwarz, & Clarins Makeup. Was the designer and installation manager for the companies bi-annual trade show (National Association of Display Industries)
