Performing all required title and curative requirements with confidence and professionalism such as: Reviewing search packages from vendors within company SLA's, identifying curative issues on files and methods for resolution, Confirming legal vesting and signing authority. Preparing accurate title commitment packages based on state-specific guidelines, running additional searches as need be, including Bankruptcy, Pace lien, and Patriot Act searches. Ordering escalated payoffs or Subordination Agreements as needed. Reviewing internal and external title documents such as lien payoffs, entity and trust documents, and POAs. Reviewing for curative complete status and performing additional curative work as needed. Preparing deeds, POA’s, Subordination Agreements, etc or processing deed orders or additional documents to external vendor. Processing lender title orders and identifying applicable policy endorsements. Liaising with underwriting counsel on escalated matters. Additional customer service duties include: anticipating customer needs and resolving customer escalations in a professional, efficient manner, and providing clear status updates on the transaction throughout the closing process to appropriate parties (internal and external) as needed.

Successfully disburse approximately 120 wires and checks during one shift to various stakeholders such as mortgage loan companies, mortgage lenders, mortgage insurances, borrowers/clients, and more utilizing CashPro Bank of America. Identify void checks, prepare return mail and prepare disbursement packages that will be sent to corresponding stakeholders. Void and stop stale checks. Utilize Resware software to view files. Train new employees on how to properly disburse wires and checks.

File International export Shipments utilizing the Automated Export System (AES). File import shipments coming into the country utilizing the Importer Security Filing (ISF). Use Statement of Accountants (SOA) to pay overseas agents for purchasing domestic goods. Organize and maintain databases of all orders, checks, and due payments from customers, which is overseen by the leads. Maintain organized and up-to-date file drawers for easy access for leads. Pay out broker fees for entry, duty, exam trucker, and drayage fees, and chassis spilt, drops, and waiting times. Serve as a personal assistant for lead. Responsible for handling confidential information.
