My focus is to build small residential buildings which will be Passive House Certified. This means the buildings will have extremely low air leakage due to a very high quality building envelope with very low thermal losses. Filtered, continuous ventilation will provide make-up air for extremely high air quality. The energy demand will be extremely low due to all high efficiency electric HVAC, water heating, cooking and appliances. This energy demand will be 50-60% below a MA code-build home. The buildings will typically achieve net zero demand by meeting the extremely low energy demand with on-site energy generation from a rooftop solar array.

Championed all sustainability capital investment in a portfolio of 7,000 of state-supported low income multi-family buildings. Program Manager for multiple energy and water conservation programs: -DHCD Sustainability Program ($3M annual budget; 30 projects) focused on retrofits; -Department of Energy (DOE) Innovation Grant ($2.6M; 14 projects) as showcase pilots for several renewable energy technologies; -Department of Energy Resources (DOER) Affordable Access Grant ($1.5M to install renewable energy technologies in low income households)Established vision and metrics for new programs in collaboration with multiple stakeholders - executive directors of 240 housing authorities and agency staff of 40 design professionals and project managers. Initiated 16 renewable thermal installations. Demonstrated for the first time the cost-effectiveness of bio-mass, geothermal, combined heat and power and air source heat pumps in public housing. Partnered with two non-profits to submit grants to improve resident health outcomes through indoor air quality and non-toxic material initiatives.Actively searched for opportunities to expand scope and budget of programs by soliciting partnerships with other state agencies (e.g. DOER) and quasi-public agencies (e.g. Mass Clean Energy Center). Led collaborative teams of housing authorities and administrators of large ($7M annually) utility-financed energy efficiency program to focus retrofits in worst energy hog buildings.

Provided finance expertise in accessing capital markets to finance start-up energy efficiency loan programs in multiple New England states. Designed content and marketing strategy for improving utilities' residential energy efficiency programs to dramatically increase energy savings. Oversaw contractor sales force working group to improve lead generation and sales. As Lead Project Manager, ran a team of 4 subcontractors to perform an evaluation of potential energy savings capture through better enforcement of building codes in NY State.

Co-managed design and construction of multi-family development to incorporate energy efficiency elements - earning EnergyStar certification. Introduced green building goals and metrics to firm with no history of sustainable development. Built consensus with city planners, mayor, abutters and 20-person task force of community stakeholders. Coordinated budgeting, design, construction and sales by managing a team of LEED architects, mechanical engineers, HVAC contractors, construction trades, website designer and sales force. Managed $2M construction P&L of multi-family development. Sold all units at a profit during economic recession.

Developed marketing, fundraising and new business strategies for non-profit and eco-conservation clients such as the Appalachian Mountain Club, Charles River Conservancy, Charles River Watershed.

Recruited as a turn-around manager for under-performing product line. Designed new core global equities product to take advantage of firm's differentiated global research talent.
