The position of Chief Engineer on the State Street Financial account involves many aspects of facility services. This is a high paced multi technical position focusing on both base building and critical / data center operations. The main function of the Senior Engineer is to assist the Chief Engineer in overseeing the property operations and maintenance of all building equipment and operations. This is a working supervisory position, where the senior is expected to be actively involved working with tools and in repair of building systems.-Conduct and monitor staff performance through the management review process-Perform engineering maintenance analysis and repair activities with minimal supervision – monitor, oversee and check operating conditions of major building systems including:1. HVAC: Demonstrate a complete and detailed understanding of all heating, ventilating and air conditioning systems throughout the assigned property. Posses the ability to make most repairs to HVAC systems and demonstrate knowledge of when to escalate to outside vendors.2. Electrical: Must have a complete and detailed understanding of all electrical distribution systems throughout the assigned property. Display the skills to perform maintenance and repairs to a variety of electrical systems.3. Plumbing: Knowledge and complete understanding of all water, drainage, and compressed air and gas delivery systems throughout the assigned property. Posses the ability to make most plumbing repairs and identify and coordinate outside vendor work.-Have a strong working knowledge as well as demonstrate the use of building control systems-Operation, repair, and testing of building systems including fire alarm, elevators, generators, ups, and landscaping or fountains-Management of customers work orders, employee timecards and overtime tracking-Design and monitor on site preventive maintenance programs-Ensure efficient building operations through use of ITRON and Mach Energy programs-Teach and review quarterly emergency response training to EOP employees and vendors-Assist in the management of TI projects by monitoring of electrical, plumbing make/safe and participation in job site project meetings
