Meet established goals & objectives in regards to occupancy, budget, financials, sales, customer service & marketing. Assist preparations for annual property budgets & report financial/budget performance regularly throughout the year. Assist in updating financial projections weekly to account for variances. Approve vendor invoices & maintain budget performance projections in regards to income and expenses. Maintain & report accurate & up to date property accounting & collection records through various reports & close out all accounts each fiscal month. Maintain ongoing customer service that exceeds resident’s expectations & increases resident retention. Use consistent effective techniques & company directives to screen, hire, orient & train new personnel. Ensure effectiveness of staff through ongoing coaching, resources, training & feedback to challenge & develop teams. Understands & complies w/ company policies and objectives. Ensure administrative functions pertaining to personnel are processed on a timely basis i.e. evaluations, salary reviews, time sheets, etc. Collect & deposit rent. Minimize delinquency & collect past due rent. Conduct property audit of resident files & correct errors per company policy. Collect market information/research from competitors & formulate a report and design a plan to develop a comprehensive & competitive marketing plan that is sent to the corporate office for review & implementation. Update corporate office weekly on property progress & success in the areas of resident retention, customer service & financials in addition to other topics. Maintain & build customer relations by contacting residents & prospective residents to follow up on any questions & concerns. Tour prospective residents & guide them through the rental process through building a relationship with the customer. Guide new residents through the lease signing process. Work with vendors, contractors, & maintenance team to maintain property appearance and upkeep.

Achieve established closing and conversion goals. Conduct tours to prospective residents. Execute and administer leases w/ residents. Maintain and evaluate a data base of key leasing figures in order to adjust marketing efforts and help attain established financial objectives.
